Looking for Brisbane rentals and just don’t know where to start? Maybe it’s been a long time since you’ve rented, or it could even be your first rental. Either way, it’s an exciting time! But there are also some things to consider before you start booking inspections. Wilson Property Group has put together a list of things to consider when you’re looking for property for rent.

Size of the House for Rent

Think about what you really need. If you’re a young family who wants to have children before buying a home, a rental is a great idea. But make sure you have enough space right from the start. By the same token, if you’re a single person with no dependents, consider if you really need that three-bedroom place. It costs more, and it’s more to clean!

Location of Brisbane Rentals

Location is important for anybody in the rentals market. Your budget will determine the location to an extent, but you need to make sure it suits your lifestyle. Consider where you work, your transport situation, and even your social life. Renting a place an hour’s drive from your work in an area without great public transport isn’t going to be a good match!

The Price of Property for Rent

Generally this is the most important consideration. Most people have a maximum they can afford, and that determines their choice for Brisbane rentals. However, it does pay to consider the rental costs in line with your whole household budget. A house for rent may be $20 per week more than you want to pay, but what if its location saves you $30 a week in transport costs?

Be Ready in Advance

When your looking at houses for rent in Brisbane, landlords and rental agencies are going to want to see a few things. Get these ready before you look, and boost your chances of getting your dream rental.

Bond: Bond is an up-front payment which is held by the landlord for the duration of your rental agreement. If you look after the property and return it in good condition, you’ll get the bond back when you leave. Bond is usually equivalent to four week’s rent, so be prepared for the cost.

Rent in Advance: Most rental agreements require your first two week’s rent in advance. That’s on top of the bond, so consider your total up-front costs. A house for rent at $500 per week could see you paying $2000 in bond and a further $1000 for rent in advance.

Documents: Most rentals are going to need some documentation on your part. It will vary, but at a minimum, it would pay to have identification documents (passport, drivers license, birth certificate) at the ready. You’ll also need proof of income, so be prepared with those payslips! If you’ve rented before, make sure you’ve got references from previous landlords too.
